After learning the lessee of this iconic location, a national theater chain, could not operate profitably due to the building’s functional obsolescence, a partnership between HWP affiliate Pecos Ventures and an institutional investor took assignment of the lease, devised a repositioning plan, and ultimately acquired the fee title from a family trust.

Recognizing the importance of the existing pedestrian environment, the design solution converted the windowless “big box” space into multiple tenant storefronts. The repositioning combined a modern interpretation of the street’s historic architecture, using glass, steel, and plaster with a corner tower for the fabled Tiffany & Co. atlas.

The project proved a catalyst for the surrounding area – new merchants opened and extensive renovations occurred, making Colorado Boulevard one of the Los Angeles area’s premier shopping streets. The partnership sold the property in 2006.
